General Summary:
The Project Manager is responsible for working closely with the project developer to create specifications and project estimates as well as initial construction schedule, with a focus on client communication & satisfaction. This includes taking ownership of the budget throughout construction, gathering, documenting and communicating all project related information to the site manager. Client satisfaction is a direct result of clear, concise and timely communication while focusing on three key areas; Quality, Schedule and Budget.
Reports to: Director of Construction
Works with: Director of Construction and Site Manager(s)
Primary Role: Facilitating the relay of information to and from the client for overall customer satisfaction
Key Responsibilities:
- Collaborating with the project team (Project Manager, Assistant(s) & Project Developer & Site Managers & others)
- Communicating with the client on all aspects of the project
- Involved in developing contract estimate
- Initial creation of critical path construction schedule
- Managing project budget and reports
- Maintaining project margins
- Facilitating monthly budget meetings with the clients
- Documenting conversations with the clients
- Creating and communicating change orders with clients
- Developing, redlining and updating client plans and specifications
- Overseeing permitting
- Collaborating with warranty manager to facilitate transition from production to warranty
- And other responsibilities as assigned by management
Required Skills and Abilities
- At least 3 years of related custom residential building management
- Strong set of personal and business values that complement PBI’s core values and culture
- Interpersonal and customer service skills
- Excellent verbal and written communication skills
- Knowledge of residential construction building science
- Strong analytical and problem-solving skills
- Ability to comprehend and interpret construction related documents
- General understanding of the order of operations in residential construction
- Strong time management skills with an ability to meet project deadlines
- Excellent organizational skills and attention to detail
- Ability to prioritize and delegate tasks
- Thorough understanding of or the ability to quickly understand the project or project being developed
- Team player
Preferred skills to seek, acquire and develop
- Knowledge of construction software. BuilderTrend experience a plus
- A proficiency with Microsoft Office
- Trade and industry certifications highly desirable
- Enjoyment in working with colleagues at all levels within the organization
- Ownership of one’s actions
- Savvy, creative and innovative thinking
- Ability to differentiate between emergency and non-emergency issues
- Customer relations and communication skills
Physical Requirements
- Prolonged periods of sitting at a desk and working on a computer
- Driving to client projects; requires sitting in a vehicle
- Must be able to lift up to 100 lbs as required when on job site
- Must be able to traverse and inspect all areas of the jobsite in all types of weather; this many include walking, climbing, bending, crawling, or stretching
- Exposure to characteristic construction site dangers
- Exposure to construction site characteristic noise levels which may be very loud at times
Job Type: Full-time
Pay: $75,000.00 – $100,000.00 per year
